Facilities and Operations Manager/New York

The Facilities and Operations Manager is part of our Building Architectural and Operations team. The Manager operates, maintains, monitors, and performs complex preventive, predictive, and corrective maintenance on building equipment. Building equipment which may include repairs and installations of electrical/cabling, fire detection and suppression, life safety, mechanical, plumbing and/or HVAC equipment and systems, digital systems, machinery and controls located in the interior and exterior of buildings. They will be working under general direction of the Director of Architecture and Interior Design, monitoring building system operations and performance on a daily basis.

Key Responsibilities:

  • Comply with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety.
  • Maintain the professional appearances of the property equipment, engineering spaces and common areas.
  • Maintain the building lighting system, including element and ballast repairs or replacements.
  • Prepare estimates detailing the amount of time and materials needed for completing tasks.
  • Maintain adequate supplies and tools and orders necessary materials to complete all tasks.
  • Conduct facility inspections and direct general construction and the installation, maintenance and repair of all electrical, mechanical and architectural systems throughout the facility to ensure operational efficiency and safety
  • Assign, verify and document completion of all routine maintenance and repairs in the property maintenance management system
  • Communicate with city/county/state officials to ensure the proper maintenance of permits and licenses, to coordinate required inspections and to ensure full compliance with codes, regulations and safety standards
  • Assist in the execution of capital projects and property rehabilitations
  • Assist in monitoring and developing team member performance to include, but not limited to, providing supervision, scheduling, conducting counseling and evaluations, providing professional development and delivering recognition and reward
  • Recruit, interview and train team members
  • Monitor and evaluate performance, providing guidance, feedback, and opportunities for development
  • Act in absence of the Director
  • Lead special projects, as needed 
  • Maintain positive tenant relations through project efficiency, problem resolution and requirement fulfillment.
  • Review historical maintenance records to develop proactive inspection, testing and preventive maintenance schedule.
  • Oversee and inspects the work performed by outside contractors. Contracted work includes HVAC, electrical, plumbing, elevators and fire system
  • Manage full-time and temporary building Maintenance Technicians, Operations Coordinators and Operations Assistants
  • Monitor and evaluate performance, providing guidance, feedback, and opportunities for development
  • Respond quickly to emergency situations, summoning additional assistance as needed.
  • Practice safe work habits.
  • Must be able to walk property for up to 8 hours per day. Must have the ability to climb ladders. Tasks will include the following: sitting, standing, lifting (heavy), twisting and stooping.
  • Perform other duties as assigned – Provides informal assistance such as technical guidance, and/or training to coworkers and contractors. Coordinates and assigns tasks to co-workers and contractors within a work unit and/or project.

Education

  • 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 5 years experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing 

or

  • High school diploma or GED; 5 years experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing. 

 

Universal CFC certification required. Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry. Certifications/licenses as may be required by local jurisdictions.

 

Experience

  • A minimum of 6 + years in a hotel or hospitality in a similar role is required.
  • Track record of working collaboratively with others to achieve desired results
